I have sent this mail to Maria Penela regarding my disappointment about how this whole matter has been handled .
You correspondence is very valuable and effective. It send a clear message on what to do and how to do it.
Instead of money spent on gate access and unnecessary security, the best thing would be to create a little reserve without touching already extremely high maintenance fees.

Please add that we need to have all rules, regulations, declarations and other official documents as well as ability to communicate with other owners added to the web site. It would also be good to add the various committies and their members to the web site, so that we can know what they are doing.
Another verified breach of our rules was the 2014 driveway and low-level parking repairs. This hundred and $115,000 project was never ratified by the unit owners. The upgradable lobbies as the asphalt repair never went out for bid.
It is so uncomfortable to have to go to that office, the staff there, well no comment on that...I try to avoid any contact with any of them there.
Please consider me part of the coalition and use my vote on any decisions you will make.
The actual board treats us the owners as we are criminals in a jail.
Anytime I come there to relax, I stress more.
It seems that the present Board is against us, the owners.
The way they treat us does not make sense.
I used to love my apartment, but now, each time I come to my apartment I feel my stomach getting tight.
The people who work as a security and the ones that act as doormen look down to us and treat us as if we would be inferior to them.
Probably because this is the way they are trained by the people that hired them.

I have 2 clickers and paid $100. each, now I am told they cannot trace my payment so I need to return them without any compensation. Do you think they would have given me these 2 clickers free of charge ?

If we arrive on a weekend security will activate the transponder. I refuse to deal with the office every time I come and go. Plus in addition to the 20 bucks to pay for the transponder, there is a 100 dollar refundable fee. Refundable when I sell,move or die? When the property was purchased we were given two spaces with one taken away- despite the agreement when we purchased.

I know i gave deposits for 2 clickers! For our three bedroom place! Let it also be recognized that these "transponders" are costly and inconvenient for snowbirds and their rental cars! And additional cost each time i come down! Thinking i have to deal with the office and the ineffiency each time i come in is NOT how i want to start my vacation! Nor should i or my family have to get continual permission to park in a space(s) reserved for the condo i own!!!!

I agree with XXXXXXX 100% (see attached). The new rule requires paying at least $20 every time you come with the rented car, give a $100 deposit and spend time to get a new pass and return it. This is all to get to your own place!!! How about $50 charges for everybody else..

Budget has more than a million dollars for security? Why? Are we a "military object" to protect? Not even mentioning that the only people who inconvenienced are owners, not some "imaginable" criminals trying to get to the Hemispheres.
at we are not alone in this matter.
The Hemispheres is rapidly changing from a beautiful resort community to a "high security prison" and I am dreading to go there in anticipation of some problems with accessing my own place. Why making these ridiculous changes now if they are claiming that the association is currently in the best shape ever? Is that the priority for spending money at the place with no reserve.

Knowledge is power. I have 2 condos at the Hemispheres and there is a running joke in my family, They call this complex Fort Knox. Seriously as a condo owner, I often feel like a guest where I need to ask permission. Rules and regulations are essential and I am all for it if the objective is to conserve and maintain the value of our property. Clearly there are members on the board that may have another agenda. Why are they serving more than 2 consecutive terms. We need new ideas and new ways to reduce costs.
