BUDGET
We have identified a number of line items in the 2016 budget that have by far exceeded the cost of living increase by 37%. We trust that these line items can be easily reduced if the board would be willing to appoint a committee of knowledgeable owners that specialize in finance. In addition we have 2 contracts that are close to 20% of our budget. We believe that they can be renegotiated and save us in excess of $600,000 . See news and events for the breakdown. These savings would total close $750,000. A number of the Coalition founders are very experienced in cost control and investments. We could reduce our maintenance fees. Why not open a dialogue?
SCREENING
We can reduce the cost of screening potential tenants and purchasers by using more up to date methods. The cost to get a complete report that include background check, county data source, state data sources, Federal data sources, Social data sources, Traffic report, arrest records, sex offenses, related persons, criminal and arrest search are very inexpensive and can be received within minutes.
HELP BUTTON
All that the leadership of the board has to do is to be willing to hear what we have to say. It is a win-win for the board and all the owners. It is not personal. It is about saving big money to all of us. We ask all of the board to push the button and we will help reduce our expenditures and simplify the rules. We have done it before and are willing to do it for the Hemispheres because we care about our community.
RULES AND REGULATIONS
We can offer many suggestions to the leadership of the board relating to the rules and regulations to accomplish what we all need to have a better community of owners, tenants, guests, family and visitors. We can accomplish what need to be done without interfering with the owner's sense of independence and intruding on their rights. We can simplify many rules and still accomplish our goals.
COMMITTEES
We believe that knowledgeable owners could help in finance, planning, bids, engineering, legal, rules and social.
We have asked for the names of the different committees and the members that compose these committees and for how long they have served. The leadership of the board chooses not to respond. We have had a number of knowledgeable owners' in their fields state that they offered multiple times to help but they were never called on. We ask the board to please involve these owners.
Transparency
The leadership of the board always advocates attendance of meetings, questions, suggestions and communications. Unfortunately when we attend the meeting we are not encouraged to speak. They respond through an attorney. When we ask questions they are deflected. When we offer suggestions they are not listened to. When we attempt to communicate we are viewed as us against them.
The Association website does not have any relevant information toward our Bylaws. No meeting minutes are ever published. Inquiries are hindered and useless. Because we care about the Hemispheres community we have created the Coalition and hope the board will work with us.
